Brian S. Waterman joined Newmark in 1986 at the firm’s Manhattan headquarters, became a principal in 2000 and currently serves as an Executive Vice Chairman. He has negotiated leasing transactions in excess of $4.0 billion, cementing his reputation as a leader in landlord and tenant representation.

Recently, Mr. Waterman represented New York City Health and Hospitals in a lease for 526,552 square feet at 50 Water Street, for which he received the Most Ingenious Deal of The Year Award from The Real Estate Board of New York (REBNY). He also received the prestigious honor twice before, for his work securing Morgan Stanley’s lease for 1.2 million square feet at One New York Plaza—one of the largest single-asset office leases in New York City—and for The FEGS transaction at 315 Hudson Street. Mr. Waterman has also represented such prominent tenants as J.P. Morgan Chase; Northwell Health Systems; Hain Celestial; Glenview Capital Management; ITOCHU International, Inc.; Sentinel Capital; LISC; SONYMA; Golub Capital; Sony Corp.; Mizuho Capital; MetLife; Goldman Sachs; Theory; Alice and Olivia; Bad Boy Records; Access Oncology; American Stock Transfer and Trust Co.; SAIC; UJA Federation; The FBI; The Queens District Attorney; The New York State Tax and Finance Office; and The New York State Office of Management and Budget.

Awards

In 2012, Mr. Waterman earned Newmark’s Broker of the Year award, a prestigious honor that was recognized in the January 8, 2013, edition of The Commercial Observer, in part for closing 3.2 million square feet in transactions. That same year, Real Estate Forum recognized Mr. Waterman as the top leasing broker in New York City in terms of total square feet, total number and total value of deals. A popular subject with The Observer, Mr. Waterman was profiled as a Power Broker in its exclusive feature on January 22, 2013, for his exceptional success as a commercial real estate broker. He was awarded the Association for a Better Long Island and the Commercial Industrial Brokers Society’s Most Ingenious Deal of the Year for the Hain Celestial Group, Inc. international headquarters relocation transaction in 2012. Mr. Waterman has consistently won CoStar’s Power Broker of the Year Award for the past 10 years.

Professional and Personal Affiliations

A REBNY member, he is also involved in fundraising for numerous not-for-profits. Mr. Waterman actively supports the Leukemia Lymphoma Society and The New Renaissance Basketball Association (The Rens). He is a past chairman, vice chairman and membership chairman of the Young Men’s/Women’s Real Estate Association and received its award in conjunction with REBNY’s Young Real Estate Man of the Year award in 2001. He is also a former chairman and vice chairman of the New Leadership Division of Israel Bonds. He currently serves on the board of trustees for the New York City Police Museum. Mr. Waterman also guest lectures at the NYU Real Estate Institute, Columbia University, Fordham Law School, University of Denver, University of Michigan and REBNY.

Education

Mr. Waterman holds a Bachelor of Science degree with a concentration in management and marketing from C.W. Post College, where he led the Men’s Ice Hockey Team as a captain.
